Terms and Conditions of Service

1. Booking and Payment

  • Reservations must be made at least 3 days prior to the arrival date to allow us sufficient time to organize the cleaning and sanitization of the apartment, ensuring a spotless environment for your stay.

  • The booking is confirmed upon receipt of a 30% deposit of the total reservation amount. The remaining balance must be paid at least 14 days before the arrival date.

  • We accept payments by bank transfer, PayPal, or credit card; cash payments upon arrival are not accepted.

2. Cancellation Policy

  • Cancellation within 90 days of arrival: free cancellation and full refund of the deposit.

  • Cancellation between 89 and 14 days before arrival: retention of the 30% deposit.

  • Cancellation within 14 days of arrival: the full reservation amount will be charged.

  • Cancellation for justified reasons (certified illness, force majeure): a cancellation request may be made with only the deposit retained.

3. Stay Conditions

  • Check-in and Check-out Times: Check-in is available from 3:00 p.m.; check-out is required by 9:30 a.m. Guests are kindly requested to inform us of their approximate arrival time in advance to facilitate a smooth welcome. Guests planning to arrive outside the designated times should notify us in advance.

  • Pets are allowed by prior agreement only.

  • Maximum Occupancy: The occupancy of the accommodation may not exceed the number of persons specified in the booking. Any additional guests must be communicated and approved.

4. Included Services and Amenities

  • Cleaning: Final cleaning, linen change, and initial sanitation are included. Extra linen service is available upon request for an additional fee.

  • Amenities: The villa offers private parking, a well-kept garden, outdoor showers, and spacious furnished verandas. Guests are requested to return each item used within the apartment to its original location. This includes kitchen utensils, furniture, and any commonly used items. This measure helps maintain order and ensures the accommodation remains in optimal condition for all our guests.

5. Liability and Insurance

  • The property is not liable for theft or damage to personal items left unattended.

  • We are not responsible for any accidents or injuries occurring on the property. Guests are advised to purchase travel insurance to cover injuries and accidental damage.

6. Guest Conduct

  • Guests are expected to maintain respectful behavior towards staff and other guests and to follow villa rules, including observing quiet hours at night.

  • Unauthorized parties or events are prohibited.

7. Modifications and Property Rights

  • The property reserves the right to make modifications to accommodations for technical or maintenance reasons, ensuring alternative solutions of the same standard.

  • In cases of force majeure (such as extreme weather conditions or other unforeseen events), we reserve the right to cancel the booking, refunding the full amount paid.
